Specifications Review

A specificationis a set ofrequirementsto be satisfied by a material, product, or service. A technical specification may be developed privately by a corporation or regulatory body, or it may be developed by Standards organizations. A specification can be published by a manufacturer to help people choose products, or to help use the products. Consult Ranjan engineering, architectural, and legal partners are familiar with specifications and can apply skills and experience to affect change or help win speedy approvals of specifications. It is wise to have specifications reviewed prior to purchase of products or commitment to design.

Municipal Planning

Municipal planning in Ontario is governed primarily by the Planning Act, which is administered by the Ministry of Municipal Affairs and Housing. Communities that are well-designed and planned attract jobs and investment. Consult Ranjan works within the planning policies, regulations and rules to secure favourable outcomes for clients. Partners are experienced with all aspects of the Planning Act and are able to work with local zoning bylaws to acquire the approvals needed by clients.

Development Planning

Development planning includes a situation analysis that is internal to the development site and external considering forces which shape the area; prioritizing key issues, problems or outcomes; developing objectives; developing plans to address the objectives, including strategies, activities and projects; developing a spatial picture of the situation as well as plans; and developing budgets to achieve the plans. All of these tasks are routine to Consult Ranjan. On projects where Consult Ranjan has become involved during the planning phase, its professionals quickly assess what is working in the process, what can be improved, and elements of the process that are missing that could lead to delays in approvals and increased costs of the project.

Construction Technology

This is where Consult Ranjan has depth of experience and a wealth of knowledge. Principal consultant Randy Ambalavanar has spent decades in the field working with technology, products, and materials built for construction sites of the twenty-first century. He understands technological applications and is capable of making on-site decisions to avoid delays in construction,and results that cannot be approved or won't work. His experience as a hands-on construction supervisor managing the work of contractors, suppliers and consultants is unique and highly prized during the design of projects, and specification of products and materials.

Construction Administration

The form of contract administration commonly carried out by Consult Ranjan is construction contract administration. It commences when the contractor is formally engaged to deliver a building or civil site services and associated works. Contract administration covers all construction, subcontracting, procurement and installation of engineering services, commissioning, handover, defects rectification works, and extends to the final financial close of the project. Contract administration is undertaken on behalf of Consult Ranjan clients. Consult Ranjan specialists may also be involved in negotiating the terms and conditions in contracts and ensuring compliance with the terms and conditions, as well as documenting and agreeing on any changes or amendments that may arise during its implementation or execution.

Expert Testimony

The law of evidence in both civil and criminal cases confines the testimony of witnesses to statements of concrete facts within their own observation, knowledge, and recollection. Testimony must normally state facts perceived by the witnesses' use of their own senses and conclusions drawn from the facts. Consult Ranjan has a team of legal professionals skilled in litigation with a comprehensive working knowledge of the construction industry and the planning process. When called upon, Consult Ranjan has the people ready and able to provide testimony on behalf of its clients.

Industrial Zoning Reuse Strategies

In many parts of urban areas, there is built infrastructure associated with traditional industries that has fallen into disuse or misuse. Sometimes this has come about because industrial activity has moved to new purpose-built structures to meet process changes, to conform to modern working practices or to meet regulatory requirements. Planning and fiscal policies are increasingly directed towards re-using such sites and buildings to help fulfil the broad political objective of redeveloping ‘brownfield’ sites. Older sites may have heritage or archaeological value. Consult Ranjan specializes in the redevelopment of underused industrial and strip mall sites that were designed and built for a mid 20th century society with values and needs much different than what exists in abutting neighbourhoods and surrounding communities.

newMajor civil engineering works completed on site of Hindu Temple on Birchmount Road The Kanthaswamy Temple on the 2-acre triangular site at 733 Birchmount Road in Scarborough may move to design and construction following completion of major civil engineering works required for stormwater management and intersection improvements in 2011 that were facilitated by the expertise of Consult Ranjan. The temple had operated for 15 to 16 years in the converted single story industrial building that had surpassed its design life. A site plan application filed in the mid 2000s was unsuccessful in securing the necessary permits from the City of Toronto to continue operations as a temple. The plan did not consider flooding concerns, the signalization of the intersection at Birchmount and Comstock Roads, and the entrance to the site.
